OUR APPLICATION PROCESS

  • Please be sure to answer every question on the application completely and honestly.
  • We will verify all of the information you provide.
  • Please provide all pertinent information on this application regardless of whether you have already spoken with a Nash Properties representative.
  • If something does not apply to you, simply mark "N/A" or "Not Applicable".
  • Nash Properties represents the owner of this property and is acting as an agent on their behalf. You will be sent our disclosure.
  • Each applicant over the age of 18 must complete, sign, and pay for an application.
  • The $50.00 per adult fee is non-refundable and covers the cost of ordering the following:
    • Credit Report
    • Bad Check Report
    • Eviction Report
    • Criminal History/Sexual Predator Background Check
  • We Will verify the following:
    • Your Social Security Number;
    • Driver's License, Passport or other Government Issued I.D.;
    • Your current and past rental history;
    • Your employment history and income.
  • Your application will be declined and holding deposit forfeited by you if it appears you have knowingly withheld information or provided incorrect information that contradicts what is found in your background search.
  • Under normal circumstances, you can expect to be notified of your acceptance/denial within three (3) working days of receipt of this application and fee.

WHAT YOU NEED TO KNOW

  • AmRent, Inc. is the 3rd Party Credit reporting agency we use.
  • If any applicant is rejected based on credit history, applicant retains the right to submit a written request to the landlord or their agent for disclosure of the reason.
  • Nash Properties conducts business in accordance with the Federal Fair Housing Law and state and local fair housing laws and ordinances. It is illegal to discriminate against any person because of race, color, religion, gender, handicap, familial status, sexual orientation, or national origin.
  • Privacy Policy: Information on this form will not be shared with non-related third parties except landlords, credit bureaus and agencies and real estate brokerages and their agents involved with this transaction.

FREQUENTLY ASKED QUESTIONS

  • How much income do I need to make in order to qualify to rent an apartment?
    We require that you gross three times the monthly base rent. For example, if you are interested in renting an apartment for $500 per month, you must gross at least $1500 per month to qualify.
  • What if I don't gross three times the rent?
    We may be able to qualify you with a co-signer. Please ask us about your specific situation. Co-signers are required to gross four times the rent.
  • What if I don't have a Social Security Number?
    Social Security Numbers are required as part of our background screening process. We use them to verify your identity. However we have potential residents coming to us from outside the United States to study or work in this country. If you do not have a Social Security Number, you will need to provide us with a copy of your visa, passport and I-20. If you are here strictly for employment, we will need a letter from your employer stating your employment dates, salary and contact information for a company representative.
  • I am self-employed. What if I do not have pay stubs or a W-2?
    An important part of our applicant screening is making sure that you have verifiable income and employment. We want to be sure you have a stable source of income and that it is income from a legal occupation. You can obtain a full tax return or a transcript of your taxes from the IRS website: http://www.irs.gov/individuals/get-transcript. The transcript will only provide us with the relevant information we need in order to process your application. If your current taxes are on extension, you will need to provide the prior year's tax return and a copy of the current year's extension since it will show your estimated income for the year.
  • What if I am a full time student?
    We may be able to qualify you with a co-signer. Please ask us about your specific situation.

We appreciate your interest in renting with us. Applicant represents that all information given on this application is true and correct. Applicant hereby authorizes verification of all references and facts, including but not limited to current and previous landlords and employers and personal references. Applicant hereby authorizes owner/agent to obtain Unlawful Detainer, Credit Reports, TeleChecks and/or criminal background reports. Applicant agrees to furnish additional credit and/or personal references upon request. Applicant understands that incomplete or incorrect information provided in the application may cause a delay in processing which may result in denial of application and forfeiture of holding deposit. Applicant hereby waives any claim and releases from liability any person providing or obtaining said verification or additional information. Applicant understands that this is an application for an apartment and does not constitute a rental or lease agreement in whole or in part. Applicant further understands that there is a non-refundable fee to cover the cost ofprocessing this application and that she/he is not entitled to a refund even if denied residency for the apartment. Any questions regarding rejected applications must be submitted in writing and accompanied by a self-addressed stamped envelope. APPLICANT FULLY UNDERSTANDS THAT APPROVAL IS TENTATIVE UNTIL SUCH TIME AS APPLICANT'S PHOTO IDENTIFICATION AND SIGNATURE IS VERIFIED BY NASH PROPERTIES' EMPLOYEE AND/OR NOTARY PUBLIC, (AT THE FULL DISCRETION OF NASH PROPERTIES). IF IDENTIFICATION CANNOT BE VERIFIED, APPLICATION WILL BE DENIED AND HOLDING DEPOSIT AND APPLICATION FEE FORFEITED.
